Sobha Realty has announced the launch of Sobha AquaCrest, the second residential cluster in its ambitious $20 billion Downtown UAQ masterplan. The project is set to transform Umm Al Quwain’s coastline, establishing a new urban and lifestyle destination in the Northern Emirates.
Sobha Realty has unveiled Sobha AquaCrest, a new five-tower residential cluster within its visionary Downtown UAQ | Sobha Realty masterplan, a landmark $20 billion coastal development in Umm Al Quwain.
The newly launched project will feature a mix of one-, two-, and three-bedroom apartments and duplexes, with handover scheduled for June 2029. The design prioritises sustainability, incorporating double-glazed façades, energy-efficient HVAC systems, district cooling, EV charging stations, and eco-friendly building materials.
The broader Downtown UAQ masterplan is one of the most ambitious in the Northern Emirates, spanning 25 million square feet with 7km of beachfront and 11km of coastline. Upon completion, it is expected to be home to over 150,000 residents and will include luxury homes, retail boulevards, marinas, hotels, and leisure zones. This large-scale vision mirrors a growing trend of strategic development in the Northern Emirates, similar to how Ras Al Khaimah merges real estate arms to accelerate its own Vision 2030 goals.

Over half of the masterplan is dedicated to open and green spaces, including parks, jogging tracks, and beach promenades. It is also designed as a next-generation mobility hub with planned infrastructure for future air and water taxis. The development will feature an Art and Design District, a Marine Experience Center, and an open-air amphitheatre, aiming to position Umm Al Quwain as a cultural and tourism hub.

This launch follows other significant announcements from the developer, including the recent unveiling of its 450-metre Sobha SkyParks skyscraper in Dubai. Sobha Realty’s expansion into the Northern Emirates also includes the eco-sensitive Sobha Siniya Island. The developer projects that its UAQ developments will contribute nearly 30% of its total sales this year, with combined sales expected to reach Dh12 billion, reflecting the robust investor confidence that has seen Dubai real estate sales cross Dh525 billion in record time.
