Marjan and OMNIYAT Partner to Develop Prime Marjan Beach Plot

The strategic partnership, announced on Wednesday, sees OMNIYAT acquire a prime waterfront site featuring a 250-metre beachfront directly opposite Wynn Al Marjan Island. The development is scheduled for completion by 2030 and will leverage the 20-year expertise of the ultra-luxury developer in waterfront destination creation.

Abdulla Al Abdouli, Group CEO of Marjan, commented on the collaboration:

“Following the landmark success of Marjan Island and RAK Central, we launched Marjan Beach to establish new benchmarks for waterfront living in the region. We are happy to welcome OMNIYAT with its proven track record of ultra-luxury real estate developments to enhance Marjan Beach’s appeal among global and local investors and visitors.”

The acquisition underscores Marjan’s broader strategy to attract globally recognised developers to Ras Al Khaimah, aligning with the emirate’s RAK Vision 2030 strategic objectives.

Mahdi Amjad, Founder and Executive Chairman at OMNIYAT, highlighted the appeal of the emirate’s evolving landscape:

“In recent years, the company has witnessed an extraordinary evolution unfolding in Ras Al Khaimah. One that, combined with the paradigm shift in how ultra-luxury is defined, is ushering in a new era of real estate development and attracting global capital and talent.”

Amjad added that OMNIYAT will

“leverage the Emirate’s exceptional infrastructure, authenticity and natural beauty, to develop destinations that elevate the human living experience and enrich communities. Together, we will drive the shift from ownership to experience, and from exclusivity to meaningful, authentic and purposeful living.”

Marjan Beach Vision

Marjan Beach, the 3-kilometre pristine waterfront destination, is being developed as a catalyst for high-value investment and tourism growth supporting RAK Vision 2030’s target of 3.5 million annual visitors. The mixed-use destination is designed across eight distinct neighbourhoods featuring:

  • 22,000 residential units
  • 12,000 luxury hotel keys
  • 6.5 million square feet of open green spaces
  • Capacity to host 74,000 residents and a workforce of 32,000
  • Expected 180,000 annual visitors

The development promotes connectivity and walkability, positioning Ras Al Khaimah as both a sustainable investment hub and premier regional tourism gateway. The site’s panoramic views of the emirate’s natural landscapes will form a distinctive feature of the OMNIYAT development.

This partnership follows similar strategic collaborations strengthening Ras Al Khaimah’s position in the regional property market, as the northern emirate continues to attract significant foreign investment and establish itself as a lifestyle destination beyond Dubai and Abu Dhabi.
