Dubai-based developer Sobha Realty has launched its most ambitious project to date, Sobha Sanctuary, a comprehensive master development valued at Dh50 billion. This expansive project represents a significant milestone for the company as it celebrates 50 years of operations.
Key highlights of the development include:
- Total area: 37.5 million sq ft
- Total residential units: Approximately 20,000 (18,000 apartments and 2,000 villas)
- First phase: Limited release of 250 villa homes
- Expected first handovers: Third quarter of 2029
- Starting prices: From Dh3.99 million
Francis Alfred, Managing Director of Sobha Realty, emphasized the project’s unique approach: “Sobha Sanctuary represents a landmark moment where nature, wellness, and thoughtful design converge at an unprecedented scale.”
The development distinguishes itself through several innovative features:
- Central destination park serving as the community’s social heart
- Four green corridors extending across the site
- Six-kilometre leisure loop and nine-kilometre wellness loop
- Over 50,000 trees planned for improved microclimate
- 50% of land dedicated to open spaces, parks, and community facilities
Amenities will include two international schools, a hospital facility, a community mall, and distributed retail spaces. The project is designed to encourage walking and cycling, reducing car dependency.
Alfred noted the long-term vision behind the project: “Dubai is a city that has been growing continually for the last 50 years. People relocate based on what they see over generations.”
Sobha Sanctuary aims to create a layered community with gated villa precincts and dense apartment clusters, supporting a comprehensive living ecosystem.
