Master developer Nakheel has launched a new exclusive collection of luxury waterfront villas at Palm Jebel Ali, introducing 11 distinct architectural designs across two collections. The release comes as construction on the mega-project advances, reinforcing Dubai’s position in the global luxury real estate market.

The launch includes The Beach and The Coral Collections, designed in collaboration with globally recognised architectural firms to emphasise space, natural light, and a seamless connection to the sea. All residences will feature direct beachfront access and panoramic views of the Arabian Gulf.

The Beach Collection offers five- and six-bedroom villas with built-up areas ranging from 7,500 to 8,500 square feet. The designs were created by several international studios, including:

  • Cyan Sky by NAGA Architects
  • Cobalt Beach by LOCI
  • Baia Luna by WATG
  • Wave Crest by LW Design Group
  • Ocean Whisper and Bluejay by SAOTA

Each villa in this collection features floor-to-ceiling windows designed to maximise natural light and frame the coastal scenery.

The Coral Collection comprises larger six- and seven-bedroom villas, with sizes ranging from 11,500 to 12,500 square feet. These homes, created by firms such as SAOTA, LOCI, LW Design Group, and NAGA Architects, include distinct styles like Red Aurora, Porcelain Roses, Redwood, Coral Dune, and Sunset Mirage. The designs are characterised by bold geometries and warm, natural materials that blend indoor and outdoor living.

This launch reflects the high demand for premium homes in the city, where Dubai villa prices have shown significant growth in recent years.

Beyond the residential offerings, Palm Jebel Ali is being developed as a comprehensive community. Plans include a 9,000-square-metre retail centre and a Friday Mosque designed by Skidmore, Owings & Merrill (SOM), which will accommodate up to 1,000 worshippers.

Spanning seven islands with 16 fronds, Palm Jebel Ali will add over 90 kilometres of beachfront to Dubai’s coastline. The development aligns with the Dubai 2040 Urban Master Plan and the Dubai Economic Agenda (D33), integrating smart city technology and sustainable design to create a new benchmark for luxury coastal living. The scale of this project complements other large-scale developments, such as the recently announced AED 100 billion Emaar Hills masterplan.
