Dubai-based DAMAC International has announced its expansion into Iraq with the launch of DAMAC Hills Baghdad, a 6.2 million square metre master community near the capital’s international airport. The project marks a significant move for the developer, aligning with Baghdad’s urban development goals.

Dubai-based developer DAMAC International has officially entered the Iraqi market with the launch of DAMAC Hills Baghdad, a new master community strategically located near the capital’s international airport. The project, announced on October 24, 2025, marks a significant expansion for the UAE property giant into the Middle East.

The first phase of the development spans 6.2 million square metres and is situated opposite Abbas Ibn Firnas Square, placing it just five minutes from Baghdad International Airport and ten minutes from the Green Zone and the Al-Mansour district. This phase will introduce three residential clusters: Misk, Fayrouz, and Lamar.

Majid Al Ghazali, Senior Vice President of Projects at DAMAC International and Managing Director of DICO International – Iraq, commented on the strategic importance of the project.

“We are proud to launch the first phase of DAMAC Hills Baghdad, which marks a new starting point for DAMAC in Iraq. This project reflects our ambitious vision to deliver luxury real estate that elevates quality of life and supports the national development efforts, in line with Baghdad’s Comprehensive City Development Plan 2030.”

The development is aligned with the National Investment Commission’s goal to attract foreign investment and bolster Baghdad’s urban infrastructure. DAMAC Hills Baghdad will be a gated community featuring modern amenities, including:

  • Central parks and leisure areas
  • A dedicated health club
  • Restaurants and cafés
  • An independent water system and on-site power substation
  • Solar-powered heating and 24/7 security

This major international venture highlights the scale at which top Dubai developers are operating, with companies like Emaar also recently announcing its massive AED 100 Billion Emaar Hills masterplan. The move into Iraq is backed by a period of historic growth in Dubai’s own property market, which has seen record-breaking sales in 2025, enabling developers to expand their global footprint.
