Al Marwan Developments has unveiled District 11, a 3.5 million-square-foot project set to redefine Sharjah’s commercial real estate landscape. The development, launched at a ceremony marking Al Marwan Group’s 47th anniversary, is designed as a smart work resort and combines intelligent infrastructure with AI-powered management systems.
The project will consist of 11 buildings housing 200 commercial units, a world-class hotel with 368 units, and approximately 3,000 parking spaces. It is strategically located on Sheikh Mohammed bin Zayed Road (E311), offering convenient access to major residential areas, Sharjah International Airport, and University City, positioning it as a key hub for businesses.
Majd Al Zaiem, Executive Director of Al Marwan Developments, described the project as “a qualitative leap in Sharjah’s real estate landscape,” designed with global expertise to create a vibrant business ecosystem that meets current investor needs and the ambitions of future entrepreneurs.
Al Zaiem highlighted that the use of artificial intelligence in District 11 extends beyond conventional automation.
“It enables dynamic pricing, predictive maintenance, and energy optimisation, driving asset efficiency and enhancing the customer experience,” he stated.
This technological integration aligns with the broader trend of AI adoption in the region’s property sector, including new platforms offering AI dynamic pricing to boost developer revenues. These innovations position the project at the forefront of digital transformation in real estate.
District 11 is expected to enhance Sharjah’s appeal on the regional and global investment map. The development supports the emirate’s economic diversification and reflects its strong growth, as the Sharjah economy surges, driven by real estate. By creating new business and employment opportunities, the project aligns with the UAE’s wider vision for sustainable urban growth and innovation-led development.
