Al Marwan Developments has officially launched “District 11,” a pioneering project in Sharjah billed as the UAE’s first smart work resort designed entirely using artificial intelligence. The development aims to set a new benchmark for urban innovation and bolster the emirate’s economic landscape.

Unveiled at a ceremony celebrating Al Marwan Group’s 47-year history, District 11 is designed to be an integrated ecosystem for businesses and investors. The project will span 3.5 million square feet across 11 buildings, featuring premium-grade offices, a world-class hotel with 368 units, and approximately 3,000 parking spaces. It is strategically located on Sheikh Mohammed Bin Zayed Road (E311), offering convenient access to major residential communities, Sharjah Airport, and University City.

“District 11 will represent a qualitative leap in Sharjah’s real-estate landscape,” said Majd Al Zaiem, Executive Director of Al Marwan Developments. “The project was designed with intelligent infrastructure and global design expertise to create a vibrant business environment that bridges current investor needs with the ambitions of future entrepreneurs.”

The use of artificial intelligence in District 11 extends beyond smart systems. According to Al Zaiem, AI will power more dynamic pricing, enable proactive facilities management through predictive maintenance, and optimize energy consumption. This data-driven approach is set to enhance asset efficiency and improve the customer experience, positioning the project at the forefront of digital transformation in the real estate sector. The use of AI for pricing models is a growing trend, with new platforms emerging to help developers boost revenues with real-time adjustments.

By integrating smart technologies, sustainability, and business efficiency, District 11 is poised to attract companies and entrepreneurs seeking a future-ready work environment. The development aligns with Sharjah’s broader economic goals, contributing to diversification and creating new business and employment opportunities. The project launch comes as the Sharjah economy shows strong growth, particularly within its real estate sector.
