Abu Dhabi Ports Group and Mira Developments have signed a Dh2.47 billion land sale agreement to develop one of the emirate’s largest mixed-use communities in the Al Mamoura district. The 50-million square foot project will feature residences, luxury hotels, universities, and one of the region’s largest shopping malls, with total investment exceeding Dh55 billion.
A transformative development is set to reshape the landscape between Dubai and Abu Dhabi, as Abu Dhabi Ports Group partners with Mira Developments to create the Al Mamoura district, a massive mixed-use community strategically positioned along the Dubai-Abu Dhabi highway.
The project, spanning 50 million square feet, will encompass luxury residences, world-class hotels, educational institutions, and one of the region’s largest shopping malls. Additional amenities include a business complex and championship golf courses, creating a comprehensive lifestyle destination.
“With construction expected to commence anytime between next year and 10 years from now, the community will showcase multi-branded properties in collaboration with world-leading fashion and lifestyle names,” according to the development announcement.
The community’s strategic location offers unparalleled connectivity, with both Al Maktoum International Airport and Zayed International Airport within a 50-kilometer radius, ensuring convenient access for residents and visitors.
This development aligns with Abu Dhabi’s broader vision for economic diversification and urban expansion. The emirate has been actively pursuing large-scale projects to enhance its appeal as a regional hub for business and tourism, similar to recent initiatives like digital property services and record-breaking property sales.
The project represents one of the most significant real estate investments in the UAE, with total investment expected to exceed Dh55 billion. This scale of investment reflects confidence in the UAE’s property market, which has demonstrated remarkable growth throughout 2025.
The Al Mamoura district is positioned to become a landmark destination, offering residents and visitors a unique blend of residential luxury, commercial opportunities, and recreational facilities. With its proximity to both emirates’ major airports and strategic highway location, the development promises to become a key connector between Dubai and Abu Dhabi.
The project timeline allows for flexible development phases, with construction potentially beginning as early as 2026, ensuring the community can adapt to evolving market demands and incorporate the latest urban planning innovations.
